The Silverwood Partnership are specialists in achieving valuable planning permissions via detailed consultations with stakeholders prior to and during planning applications All consultations and negotiations are handled by our Senior Partner, Kevin Bird, who has over twenty year’s experience in the development industry. Prior to forming The Silverwood Partnership, Kevin held the position of Land and Planning Director for Crest Nicholson where he was responsible for the company’s land procurement and planning applications. Notable projects were; Bristol Harbourside Residential Regeneration, Portishead Docklands Regeneration, Bath Horstmann Works Regeneration. He then joined Linden Homes as Managing Director forming a new regional business for the Linden Group based in Bristol with numerous developments undertaken across Bristol, Bath and the surrounding area. The Silverwood Partnership has a strong track record of achieving commercially optimised planning consents and we are very happy to work with landowner’s to tailor our proposals to suit particular requirements. We are happy to supply landowner references if required. Our approach is to cover every eventuality that may be encountered when submitting a planning application. At our cost we instruct a full team of professional consultants to cover all aspects of architecture, ecology, engineering, landscape, traffic etc. The appointment of consultants with the required expertise is critical to assist the planning process. Our consultants provide the detailed input, in their particular area of expertise required to support a planning application and work along side us throughout the planning process. This involves attending meetings with Council officers and interested parties to explain and justify the approach taken. We attend all meetings to coordinate and oversee the process. We operate nationally with a focus on the South West of England as both developer and land promoter. We undertake projects independently and under the following arrangements with landowners:- Conditional PurchaseA conditional purchase of land where we are given the right to purchase land at an agreed fixed price from a landowner. The condition of the arrangement will typically be the grant of suitable residential planning permission. In this arrangement all costs incurred in achieving planning permission will be our responsibility. When planning permission is granted the land is purchased at the agreed fixed price from the land owner and developed by us or sold to a house builder. In this arrangement the landowner has certainty and no costs or risk. Promotional PartnershipWe work on an open book arrangement with landowners. We undertake to fund all costs incurred in obtaining planning permission and then offer the land with the benefit of planning permission to the open market. When the land is sold we are repaid our costs incurred in achieving planning permission which will have been agreed in advance with the landowner. We will also receive a percentage of the sale receipt, typically 20%. In this arrangement the landowner has no costs and will benefit from increases in land values. In our experience the value achieved of the land is 110% of normal market valuation.
